Every property is different, and that’s exactly why we look at each one individually. Whether you’ve got forty wooded acres up north, a tillable field that’s been in the family for generations, or an odd-shaped lakeshore parcel nobody seems to know what to do with, we’d like to hear about it.
Rural Vacant Land
Raw acreage of nearly any size, with or without road access.
Hunting Land
Deer camps, food plots, timber stands, and swamp edge. We know what makes a property hunt well.
Farm Land
Tillable acres, pasture, CRP ground, and mixed-use ag parcels.
Recreational Property
Trail access, riverfront, cabin sites, and four-season getaway ground.
Lake and Waterfront Property
Vacant shoreline, back lots, and undeveloped water access parcels.
Large Acreage
Bigger tracts other buyers pass on because of size or complexity.
Subdividable Tracts
Parcels that can be split into smaller, more attainable lots.
Inherited and Tax-Burdened Land
Estate property, back taxes, or land you simply no longer use.
Not sure if your property fits? It probably does. Tell us about it and we’ll let you know honestly, either way.
There’s no shortage of out-of-state companies mailing postcards to Minnesota landowners. Most of them have never walked a section line in Todd County or watched what happens to a low spot in Aitkin County during a wet spring. We have. That local knowledge is the difference between a lowball number pulled off a spreadsheet and an offer built on what your land is actually worth.
We Know Minnesota Land Values
County by county, township by township. Soil types, timber, water frontage, road access, wetland delineation, and buildability all move the number. We account for all of it.
Fair Offers, Explained
You'll get a real number and the reasoning behind it. If our offer isn't the right fit for you, we'll say so plainly and point you toward a better option.
No Fees, No Commissions, No Repairs
We buy direct. There's no agent commission, no listing period, no showings, and no cleanup expected on your end.
We Handle the Complicated Parts
Title issues, unclear boundaries, heirs in three states, unpaid taxes, easement questions. We've worked through all of it before.
Mixed hardwoods, pine, and edge cover across the northern counties. We understand what makes hunting land valuable to the next owner, and we price it accordingly.
Lake and Waterfront Parcels
Undeveloped shoreline and back lots on lakes throughout Central Minnesota. Frontage, water depth, and buildability all factor into what we can offer.
Farmland and Open Acreage
Tillable acres, pasture, and rolling ground. Whether it's currently rented, in CRP, or sitting idle, we'll take a look.
Large Tracts With Development Potential
Bigger parcels that can be thoughtfully divided into smaller lots, so more Minnesota families can own a piece of ground of their own.
What Sets Us Apart
We Make Land Ownership More Attainable
A lot of buyers look at eighty acres and see eighty acres. We look at the same property and see the road frontage, the high ground, the tree line, and the four families who could each own a piece of it.
Responsibly dividing larger tracts into smaller, buildable parcels does two things at once. It unlocks real value in properties that would otherwise sit on the market, and it puts land ownership within reach for Minnesotans who could never take on a full section.
That’s why we can often make competitive offers on larger or more complicated properties. We’re not just buying acres. We’re looking at what the land could become, and we plan for it carefully, with respect for what’s already there.

WHERE WE BUY
Rooted in Central and Northern Minnesota
We focus on the parts of the state we know best: the lake country, the pine and hardwood belt, the farm ground, and the small rural communities in between. That focus is intentional. Staying close to home is what lets us evaluate a property accurately and move quickly when a landowner needs us to.
Don’t see your county listed? Reach out anyway. If we’re not the right buyer for your property, we’ll usually know someone who is.
Do I need to have my land surveyed or appraised first?
No. We do our own research using county records, aerial imagery, and site visits. If a survey ends up being necessary for closing, we’ll usually cover that cost.
What if my property has back taxes or title problems?
That’s common with rural and inherited land, and it doesn’t scare us off. We work with title companies and attorneys regularly to sort these things out.
Is there any cost or obligation to get an offer?
None. You’ll never pay us a fee, a commission, or a closing cost, and you’re free to walk away at any point.
How fast can you close?
As quickly as two to three weeks for straightforward parcels, or as slowly as you need. Timeline is your call, not ours.
Do you only buy large properties?
No. We look at small parcels and large tracts alike. Size matters far less than the property itself.
